Understanding Contamination on External hard Surfaces

Exterior surfaces are affected by different types of contamination, each requiring the correct treatment approach. Understanding the cause of staining helps ensure the most effective and long-lasting results.

Biofilms (Organic Growth)

Biofilm is a thin layer of microorganisms that develops on surfaces in damp conditions. It is the primary cause of green staining seen on roofs, render, and other exterior surfaces. It consists of algae, bacteria, and fungi that attach to the surface and continue to grow over time. Softwashing treatments are designed to break down and eliminate biofilm at its source, preventing further growth.

Metabolites (Black Staining)

Metabolites are dark residues left behind by biological growth, often visible as black streaks or patches on render and external walls. Even after the organic growth has been treated, these stains can remain on the surface. In such cases, additional targeted treatments may be required to fully remove the residue and restore the surface appearance.

Metallic Marks (Rust Staining)

They require specific treatment methods to safely remove the staining without affecting the underlying material.

Atmospheric Pollution & Efflorescence

Surfaces are often exposed to environmental pollutants such as dirt, dust, and airborne particles, which can cause gradual discolouration. Efflorescence appears as white, powdery deposits caused by salts migrating through porous materials like render or concrete. These types of contamination are not biological and may require a different treatment approach.

Lipids & Organic Residues

Lipids are organic compounds such as oils, greases, and residues that can accumulate on surfaces over time. These contaminants can trap dirt and contribute to further staining if not treated correctly. Proper cleaning and treatment help break down these residues and restore the surface.
